MORE MOBS ARE MOVING CLOSER TO YOU

Medical facilities often cluster together near hospitals. This is still the case… but there is an interesting sub-trend that Alliance is dialed in on.

More new medical offices are being established as standalone facilities… directly in residential, suburban areas as well as within newly built mixed-use developments.

The modern world is full of conveniences. We can buy almost anything we need quickly and easily online. Virtually everything can be delivered straight to your door.

While concierge medical services and house-calls are not practical or affordable for most American families, that doesn’t mean that medical services can’t be more convenient.

When a medical practice is located close to your home… that's really helpful to many patients… and therefore a big differentiator for medical practices, who are trying to attract patients.

In many ways, this trend is no different than what we see in other sectors of the economy, where the closer retail store wins – whether it’s groceries, restaurants, or movie theaters.  

In many cases, these new MOBs are satellite offices for medical groups. For example, a gastro practice with 10 MDs, might have 4+ offices they circulate amongst across a wide geographical area.

What is convenient for the customer is also good economics for service providers. And for real estate investors.

Alliance has been following this trend very closely.

Being the local provider is valuable. So is being a market specialist. In this case, these two factors overlap to our advantage.
